Inverness Airport Business Park is a master planned and planning approved site with 620-acres available for commercial property development. Four key development zones have been identified and an introduction to each is outlined below: Phase 1 Development, Hotel Development, Airside Development and Railside Development.
A future Phase 2 Development is included in the masterplan and this allows Inverness Airport Business Park to consider extremely large-scale leasehold (rent) and long-leasehold (sale) enquiries. The entire site will have mains water and drainage installed in 2016. All services and utilities (apart from mains gas) will be available including power, communications and superfast fibre broadband.
Phase 1 Development
The access road, site infrastructure and utilities are in place meaning Phase 1 is very much open for business. The 36-acres of largely serviced land has principle planning permission for the construction of office and industrial buildings within Use Classes 4, 5 and 6.

Roxhill are currently considering a number of leasehold design & build (annual rent) and long leasehold self-build (land sale) enquiries.
There are 5 hotel sites offering up to 263,000sqft for development with planning permission agreed in principle. Plot 1 is a premium 3-acre site adjacent to the Inverness Airport Terminal Building and is immediately available for hotel development. This site is ideally suited for a 100 bed hotel (with capacity for future expansion if required) and sufficient land is included within the plot for car parking, site access and servicing. Plots 2, 3 & 4 are also within easy walking distance of the Terminal Building while Plot 5 is situated in a later phase of the development – all sites are approx. 2-acres.

There are 10-acres of premium airside land available offering immediate access to the apron, taxiway, airport support services and air traffic control. Babcock MCS Onshore Ltd (previously Bond Air Services Ltd) have been operating from Inverness Airport Business Park since 2012 and the new 30,000sqft Bristow Search & Rescue (SAR) base was completed ahead of schedule in January 2015. The site infrastructure and utilities are largely in place and a comprehensive design code allows for airside safeguarding and construction regulations.
The Airside Development has 6-acres of adjacent landside space available for occupancy and this site has been identified as the Railside Development at Inverness Airport Business Park. Further information is provided in the section below.

To the South of Inverness Airport Business Park, 6-acres of un-serviced land is available for development and occupancy. The Railside Development runs parallel to the airside site and existing Inverness-Aberdeen train line. The Railside and Airside Developments are separated only by the airfield perimeter fence and existing access road.
This land is available on short-term leasehold agreements with a maximum occupancy of up to 5-years, although a longer duration would be available for tenants located at the Airside Development. The construction of permanent buildings or facilities will not be permitted onsite for the duration of the lease agreement however, the installation of temporary accommodation and perimeter fencing is a possibility. Although a landside site, airside design and development restrictions have been taken into consideration.
Railside Plot 1 offers approx. 1-acre of un-serviced, gravelled land and is currently available for occupancy on short-term lease.
